From tenant application to signed lease.

Put one link on the listing. Applicants send complete, comparable applications and accept your house rules. The chosen tenant signs a lease generated from your own PDF, and the landlord signs after them.

The problem

Scattered applications, then paper.

Applicants send their information in emails, messages and attachments, and the landlord has to compare them by hand. Then the lease is printed, signed, scanned and sent back.

The setup

How to set it up in Documentas

01

Application form

Applicant details, employment and income, a table of co-occupants, and the house rules as a review document.

02

Cap it

Set an answer limit, so the listing stops taking applications at the number you choose.

03

Your lease

Upload your lease PDF as the template. The tenant’s details flow in from their answers.

04

Both sign

The tenant signs, then the landlord or property manager as company counterpart.

Inspections, signed on the spot.

A move-in or move-out form with a table per room (item, condition, notes) generates an inspection protocol the tenant signs on a phone.

Adding a signature on a phone: type, draw or upload an image, with a drawn signature on the pad
Build the template with AI

Let the AI assistant draft it

Open the template editor, switch to the Chat tab and paste this. Then review the result and adjust it by hand or by asking for changes.

Create a residential lease agreement with fields for the tenant’s name, the property address, the monthly rent, the deposit, the start date and a table of co-occupants, and signature blocks for the tenant and the landlord.

The AI assistant is in the template editor on every plan and uses your plan’s monthly credits. It can make mistakes, so review the result, and have contract wording checked before you use it.
